However whether you are looking for an apartment overlooking the Mediterranean Sea, a villa with private a swimming pool, or a farmhouse with land (cortijo), it is always advisable to seek legal advice before agreeing to a purchase. 

Buying a property in Spain is often very different to buying in your home country. In Spain possible debts incurred by a previous owner that are registered to the property, REMAIN with the property NOT the person who originally took on the debt, and are not necessarily cleared when funds from the sale exchange hands. 

There are also many differences in planning rules and regulations and with the infrastructure of Spain constantly increasing, it is important that any property that you are interested in purchasing does not come under any future developments that have already obtained planning permission even though work has not yet commenced.

Other things to look out for are general amenities especially in rural areas.  It is important to check that your property actually has mains water and electricity connected.  A common phrase from estate agents is ¨"water and electricity are installed close by".  Never assume that this means your property will have easy access to water and electricity because often it doesn´t.  Again the rules and regulations about water and electricity supply - especially in rural areas are very different to many Northern European countries, so legal advise on these matters is very important.
