INTRODUCTION

We understand that renting out your Spanish property is a key investment for you, and to give you total peace of mind you want to know that your property management company is taking care of your property efficiently and competently.  Ensuring we always give you an excellent, personal service is the cornerstone of our business.

Working with Bueno Property Management Services allows you to put together a management package that suits your needs.  We are always available to owners and their guests to iron out any problems that may occur, and deal with all elements of property management down to the smallest detail.


MANAGEMENT SERVICE AVAILABLE

Property Checks.

These are carried out at your convenience and include:

  • Visiting the property periodically (at intervals to be agreed)
  • Checking that the property is clean and tidy
  • Checking security systems are working, if applicable
  • Checking that all appliances are working
  • Watering plants

Meet & Greet

We will promptly meet you or your guests at your property ensuring a friendly welcome.  This management service includes arriving at the property in advance to turn on hot water, fridge/freezer and lights if it is a late night arrival,  collecting a security deposit from guests if required and answering any questions that they may have.

Changeover Service

We will return to your property when your guests leave to ensure it is in the same condition as when they arrived, carry out an inventory check and return the security deposit.

Cleaning

We will thoroughly clean the property including windows whenever you or your guests depart.  We will initially need to do a survey, which is free of charge, to estimate how long each clean will take.  Our initial clean normally takes a little longer to bring everything up to our high standards.

Laundry

We will strip, remake beds, and launder all bed linen and towels as necessary on departure of you or your guests.  All bed linen is ironed before it is used again.  We recommend that you have a least 3 sets of bed linen which allows for changeovers and mid stay change.

Maid Service

We offer a maid service for your guests if required during their stay in your property.  We charge this direct to your guest, unless advised otherwise.  If possible please notify us in advance if this is required.

Welcome Pack

If your guest requires us to provide a welcome pack, we request that this is booked at least a week in advance.  This service is particularly useful when people arrive late on a Saturday night or on Sunday as no shops are open locally.  Please let us know whether to charge you or your guest direct when booking this service.

Key Holding

We ask that you give us 3 sets of keys on signing of the contract.  As key holders we will always make ourselves available to meet trades people etc as and when necessary.

Marketing

We will advertise and market your property on the website of our sister company Discover Costa Tropical.com.  Your property will have its own page that will display all its features, different prices if there are seasonal variations and local information. This services is free of charge to all Bueno Property Management Services clients but we do charge a 10% commission of the rental for any customers we find for you. Discover Costa Tropical.com is constantly and actively marketed to ensure your property has a high profile in the holiday rental market place.

If you would like your property to be advertised under a second category listing within the website eg. Golf Holidays, there is an annual adminstrative charge of 40 euros.

Log Book

A log book is kept for each property with regular reports submitted by fax/email.

Swimming Pool Cleaning/Gardening

We have our own swimming pool technician and gardener if required.

Property Management Fees

This depends on your service requirements and how frequently you want us to carry them out.  Please take a look at our price list below.

Property Management Price List

  • Property Checks - 10€ per hour
  • Meet & Greet - 15€
  • Key collection and property check - 15€
  • Cleaning Services - 10€ per hour
  • Laundry (including ironing) - 10€ per hour
  • Maid Service - 10€ per hour
  • Welcome Pack - 25€ plus cost of groceries
  • Key Holding  - 20€ per annum
  • Meeting Trades People - 10€ per hour
  • Swimming Pool Cleaning/Gardening - price given after site inspection
  • Photographs - 15€ per set of photographs
  • 2nd website listing - 40€ annual administration fee
